of the projects have involved the full range of development, from acquisition,
to development and entitlement, to construction, to property management and sales.

Sources Our record of success in carrying out the designated mission
enables us to assemble a collection of investors and financiers. While many of
our investors have been private groups, institutional investors and joint-venture
partners play an equally important role as the sources of our equity and debt,
and as the buyer of our final products. Our financial sources for equity and construction
